How to rent a Houseboat:

We highly recommend you read our FAQ Page prior to booking.

Houseboats are available for check-in between 3pm and 7pm on the first day of confirmed overnight reservation unless separate arrangements have been made with the owner. Checkout must be complete by 11am on the last day of confirmed reservation. If guests remain on board beyond 10:20am without host authorization, an additional $100 fee will be charged.

Overnight reservation rate includes cost of fuel, propane, and reasonable consumption of on board supplies.

Rental terms are only final upon payment, either deposit or in full, or once confirmed electronically or in writing by owner.

Owner has the exclusive right to refuse boarding to any person or persons they deem unsafe or unable to safely inhabit a waterborne vessel.

Any stay over four nights away from shore (and increments of four nights thereafter) will necessitate a four-hour “shore time” for servicing. Owner will coordinate with you. 

We operate under a ZERO overboard dumping restriction. This includes, but is not limited to dishwater, human waste, trash of any kind, oil, food, or paper. If overboard dumping is observed or suspected, owner will validate the claim and have cause for immediate cancellation of remaining reservation and return to shore with no refund if dumping is verified. 

Guest operation of the houseboat is strictly prohibited. Owner or designated employees are the only individuals authorized to operate vessels, and are responsible for all movement and operation of houseboats. This does not preclude guest’s operation of on board appliances and amenities, nor owner-directed instructions to maneuver the houseboats if in extremis to avoid a hazardous situation.  

Guests are required to follow all prescribed safety measures while on board as reviewed by owner at time of check-in, to include life-jacket & life ring use, night lighting requirements, and appliance operation.   

Pyrotechnics, fireworks, open flames, and smoking are prohibited on board any Houseboat. This does not preclude the use of the provided deck-mounted firepit, marine BBQ grill, gas stove, or propane wall-mounted heater.

Guests are required to be cognizant of their noise level and will limit outdoor amplified or loud music and voices to daylight hours. Any valid noise complaint received will result in immediate return to owner’s dock for the remainder of the reservation. Repeated or egregious noise complaints will result in cancellation of remaining reservation with no refund. 

Any loss or damage to on board equipment and materials above normal wear and tear will be assessed upon checkout and monetarily compensated for by guests. Guests will inform owner of any loss or damage of equipment and are responsible for repair or replacement in kind.

Guests agree to all terms of cancellation as delineated in the online FAQ Page. Inclement weather in and of itself is not grounds for cancellation unless, by owner determination, conditions are severe enough to warrant an unsafe condition. 

Guests assume inherent risk of staying aboard a floating vessel and are solely responsible for their actions. Guests shall agree to expected and intended use of houseboat accommodations, including, but not limited to: no jumping off elevated decks into water, moving an anchored or moored houseboat, or inviting additional guests aboard not approved by the owner. 

If you read this sentence and know to tell your host that pickles are delicious, you will be rewarded for actually reading these T&Cs by receiving a piece of chocolate at check-in. 

Children 10 years and younger are required to wear life-jackets while the houseboat is underway.  

Sleeping loft hatches are for use at guest’s own risk. Any bodily injury or physical damage to property due to hatch operation or position is solely and wholly guest’s responsibility.   

Pets are not authorized aboard the houseboats at any time.

High-draw electrical appliances are not authorized for use aboard the houseboats. These include, but are not limited to: coffee pots, hair dryers, electric space heaters, electric kettles, toasters, and blenders.

Cellular data coverage is not guaranteed nor assured at any time, and owner is not responsible for local area cellular carrier outages.

Guests are not authorized to access or otherwise disturb private shoreline property when kayaking, canoeing, or swimming away from Houseboat except in cases of emergency.

We’re absolutely positive that you’re a lovely human and wouldn’t think about hurting NOMAD or ROAM or our beautiful Lake Pemaquid. Just want to make sure you know we assume the best in people, but need to be clear that proper and respectful use of our Houseboats is imperative to our operation.
